Santa Clara County median home price rises to record: $803,000

April Bay Area sales at lowest level in 12 years

Home price trends across the Bay Area were mixed in April, with median prices falling compared with last year in counties with more affordable homes, and rising in the more expensive counties, a real estate information firm reported today.

But in those expensive counties, there's a catch to understanding the increase in median prices: The mix of homes that are selling has changed. Considerably fewer homes than normal are selling in the least expensive neighborhoods. With those out of the mix, the median price rises. Some homes in some neighborhoods are gaining in value, certainly - but this spring, "market mix" is also a factor clearly influencing the increase in median prices.

In Santa Clara County, for example, the median price of resale single-family houses rose nearly 11 percent compared with April 2006, to $803,000, according to DataQuick Information Systems, which gathers the data from public records of completed sales. It marks the first time the county's median price has topped $800,000.

In San Mateo County, the median house price increased 7.3 percent, to $880,000. In Solano County, meanwhile, the median house price fell nearly 9 percent, to $425,000.

The median is a halfway point, meaning half the homes sold for more than a certain amount, and half sold for less.

Fewer homes changed hands in the Bay Area last month than during any April since 1995, DataQuick said. A total of 7,447 new and resale houses and condos sold last month, down 10.5 percent from March, and down 18.4 percent from a year earlier.

"With sales this slow, prices would decline if there were a huge number of motivated sellers listing their homes. That doesn't appear to be the case," said DataQuick president Marshall Prentice, in a statement released with the data. "It's likely that potential buyers are biding their time, as are sellers."

now the nick name for marin county is million dollar marin county.

Real Estate Shatters Record in Marin

MARIN COUNTY, Calif.  (KCBS) - Bay Area homes sold last month at the slowest pace in 12 years. Still, prices are up on average and the median price in Marin County has broken a state record.

You can liken it to the Dow hitting the 13,000 mark or somebody turning 50. It is, after all, just a number. On the other hand, it is a benchmark. Marin County is the first in the state to see the median home price cross the $1,000,000.00 mark.

That price shatters a record from April 2006 of $973,000.00.

In fact, Marin County was the only Bay Area county to see sales up from a year ago in the latest study of the real estate market. The price of a condominium in Marin is up 19%.

Not much of a surprise, according to some Marin County residents.

"Not really," one woman responded when asked if she was surprised by the figures. "Because I've been living in Marin for many years so I've seen the ridiculous overpriced housings costs."

16 homes sold for over $3,000,000.00 in Marin last month.

Statewide, the median price for a home is only $484,000.00.

So it won't be too far away to predict that one day all of the bay area house owners
are millionaires.  This will drive more renters out of this area.  It may not be good
in view of  the long term.

agree with that, however, many foreigner who like new richer Chinese come from China mainland are moving in bay area now, a large growing amount population will support the real estate market a long while,

so i am thinking about that the smaller residential house such as townhouse or condo will be more potential in the future. 

probably, deep money in this kind of property still doable. not for sure, just thinking and watching.
